How we select the developments we publish on Real3D
Full transparency: we explain the selection and due diligence process we follow before publishing a real estate project on our platform.

Transparency as a principle
At Real3D we don't publish just any project. Every development on our platform has gone through a verification process that protects investors. This article details exactly how it works.
Why does this matter?
Punta Cana's real estate market is booming, and with growth come excellent opportunities... and also questionable projects. As a platform connecting investors with developments, we have a responsibility to filter.
What we DON'T do:
- We don't accept payments to publish projects
- We're not real estate agents (we don't charge sales commissions)
- We don't guarantee returns — we present data for you to decide
What we DO:
- We verify the developer and the project
- We create interactive 3D visualizations so you can see the project without traveling
- We present objective, standardized information
- We facilitate direct contact with the developer
Our selection process: 5 filters
Filter 1: The developer
We evaluate track record, reputation (contacting previous buyers), legal status, and financial backing. We reject approximately 40% of projects at this stage.
Filter 2: Legal documentation
Our legal team verifies land title, construction permits, CONFOTUR certification, model contract clauses, and corporate structure.
Filter 3: Product quality
We visit the project and evaluate real location vs. marketing, construction quality, specifications, amenities, and competitive positioning.
Filter 4: Investment potential
We analyze price per m2 vs. market, Airbnb rental demand, appreciation trends, and operating costs.
Filter 5: Buyer experience
We evaluate payment plans, developer communication, post-sale support, and language capabilities.
The role of 3D technology
Once approved, we create the project's 3D experience: interactive 3D models, 360-degree video of the real location, standardized technical sheets, and image galleries. This allows an investor in Madrid, Toronto, or Bogota to explore the project as if they were there.
